The challenge
A multi-site pipeline multiplies the work and the risk of leaving money on the table: each location has its own programs, rules, and timing. With debt programs off the table, the answer had to come from grants, incentives, and the occasional subsidized-loan vehicle — and someone had to work all of it in parallel.
What Prosody did
Screened the whole pipeline. Prosody reviewed roughly 15 development sites across as many states, assessing each for program fit and funding availability.
Found six paths to capital. Prosody identified five strong opportunities to access federal, state, or local grant and incentive programs, plus one additional opportunity through a subsidized-loan program (a Recovery Zone Financing Bond) — capital that didn’t add to the holdco’s leverage.
Executed and stayed for compliance. Prosody executed the program eligibility and application documents and provided ongoing compliance services to keep the benefits intact.
The outcome
The effort delivered more than $24 million in benefits across the pipeline — capital sourced entirely outside the debt programs the client couldn’t use, drawn instead from a deliberately assembled mix of grants, incentives, and a subsidized-loan vehicle.
Why it matters
Portfolio-scale capital strategy is a different discipline from a single application: it’s triage, parallel execution, and knowing which of dozens of programs are actually worth pursuing at each site. Done well, it turns a scattered pipeline into a coordinated funding effort.
